Staging

I hope your marketing efforts are going well. From previous experience I've found that the activity level during the first two weeks a home is on the market tends to predict how long it will take to sell. Potential buyers eagerly jump on homes new to the market.

Here are some marketing tips I thought you might find helpful.

* Always keep your home in 'show shape'. Make sure that beds are made, dishes done, everything is picked up, and that the kitchen and bathrooms sparkle.
* Prepare a supply of flyers with photos and a complete description of the property.
* Know at least three different methods buyers might use to finance the purchase of your home.
* You should know your current annual property taxes, homeowner's insurance premiums, and heating costs, since prospective buyers will frequently ask.
